Flood-Prone Basements Near the Mohawk
If your basement fills when the river comes up, waterproofing is the wrong purchase and we'd rather say so on a web page than in your kitchen. This is what actually reduces damage in an ice-jam flood zone, roughly in order of what it costs.

There are two different problems, and they get confused constantly
Homes near the Mohawk experience two entirely separate kinds of basement water, and conflating them wastes a great deal of money.
Ordinary groundwater
Rain and snowmelt soaking into the ground beside the house, rising under the slab, seeping through joints and the cove. Happens on any street in the county, riverside or not. This is what waterproofing is for, and it works.
Overland flooding
The river leaves its banks, or backwater from an ice jam raises it into the neighborhood. Water arrives fast, muddy, and in volume. No drainage system sold by anyone stops this.
Most riverside properties get both, at different times of year, and the correct response to each is different. A house can absolutely benefit from a sump and a perimeter drain for the routine problem while remaining fundamentally exposed during a jam — and it is entirely honest to install the first as long as nobody pretends it addresses the second.
Why ice, specifically
Most American cities that flood do so because of rainfall. Schenectady's flood history is dominated by something else: ice. Studies of the record attribute roughly 80 percent of historic Mohawk flooding here to winter snowmelt and associated ice, not summer storms.
The mechanism is straightforward once you've seen it. Winter sheet ice breaks up during a thaw and moves downstream until it meets a constriction — bridge piers, a lock, a narrow reach. There it locks in place. Water continues to arrive from upstream but can no longer pass, so it backs up behind the obstruction and the river rises, sometimes several feet, without any new rain falling. When the jam finally releases, a surge travels downstream.
The documented events are not distant history. The January 1996 jam produced an 18-foot stage at Schenectady and filled Stockade basements and ground floors with water and mud. Jams recurred in 2007. The 2018 event involved a broken sheet running roughly twelve miles, threatened the neighborhood for weeks, and prompted evacuations. The city subsequently pursued FEMA-funded mitigation planning, and the USGS now runs gages and a webcam on the reach so emergency managers get advance warning rather than a phone call from a resident.
Two practical implications. First, this is a winter risk, which is the opposite of most people's mental model of flooding. Second, because it's driven by backwater rather than rainfall, the river can rise on a clear cold day — so "it isn't even raining" is not reassurance.
What waterproofing cannot do
An interior perimeter drain is designed to intercept groundwater arriving gradually at the footing and move it to a sump at a few dozen gallons a minute. In an overland flood, water enters through window wells, the bulkhead, the sill, utility penetrations and the walls themselves, at a rate no residential pump approaches. During a genuine flood event the pump is also frequently without power.
The thing nobody will tell you at the kitchen table
In a serious flood, a sealed basement can be worse than a permeable one. Water outside the walls exerts enormous pressure; if the inside stays empty, that pressure acts on the walls and floor with nothing opposing it. Foundations have been pushed in and slabs lifted by exactly this. Flood-resistant design for structures in the floodplain generally allows water in deliberately so the pressure equalizes. That is the opposite of what a waterproofing salesperson is there to sell you, which is precisely why you should hear it from someone before you sign.
What actually reduces the damage
Roughly in order of cost, and most of these are cheaper than a drainage system.
- Know your number. Find your property's elevation relative to the river gage. The published gage thresholds describe what floods at each stage. Knowing that your street starts taking water at a particular reading turns a vague dread into a decision point you can act on.
- Get the mechanicals up. $1,500–$6,000. Furnace, water heater and electrical panel raised above expected flood level, or relocated upstairs. This is the highest-value intervention available and it converts a catastrophic loss into an inconvenient one.
- Backflow prevention on the sewer lateral. $800–$3,500. During a flood, municipal systems surcharge and sewage can back up into basements. A backwater valve prevents that, and it's independent of whether the river reaches you.
- Stop storing anything irreplaceable down there. Free. Shelving above expected flood level, nothing sentimental in the basement.
- Anchor the fuel tank. $400–$1,500. Unanchored oil tanks float, then rupture. That turns a water cleanup into a contamination cleanup.
- Flood vents, if you're in a flood zone. $1,000–$4,000. Engineered openings that let water in and out to equalize pressure. Counterintuitive, and exactly what current floodplain practice calls for.
- A pump sized for afterward. $900–$2,700. Not to fight the flood — to clear the basement once the river drops.
- Flood insurance. See below.
Ordinary waterproofing still has a place in this list, just not at the top of it. If your basement also gets routine groundwater in a wet spring, a drain and sump solve that ten months a year. Buy it for that reason, with clear eyes about the other two.

Insurance, briefly and honestly
We're contractors and not insurance advisors, so treat this as orientation rather than advice, and verify everything with your own agent.
- Standard homeowners policies exclude flood. They also generally exclude groundwater seepage. The two exclusions are separate and both usually apply.
- Flood coverage is a separate policy, commonly through the National Flood Insurance Program or private carriers, and there is typically a waiting period before it takes effect — which means buying it during a thaw when a jam is already building is too late.
- Contents in a basement are treated restrictively under NFIP terms even when the building is covered. Read what's actually included before assuming.
- Sewer backup is usually a separate endorsement again, and it's inexpensive relative to what it covers.
If you're in or near a mapped flood zone, an hour with an independent agent who knows this county is worth considerably more than anything a waterproofing contractor can sell you.
Questions from flood-zone homeowners
Should I just fill in the basement?
It's occasionally the right answer for a repeatedly flooded property, and it's a serious structural and permitting undertaking rather than a weekend of fill. It changes how the house is supported and how it's insured, and it needs an engineer. Worth exploring only after elevating mechanicals and flood-proofing have been considered, because those achieve most of the benefit for a fraction of the disruption.
Can I get a sump pump that handles a flood?
Not in any residential sense. Flood inflow is measured in volumes no household pump approaches, and the power is usually out. A good pump with battery backup is genuinely valuable for the routine groundwater problem and for clearing the basement afterward. Presenting it as flood protection would be dishonest.
How much warning is there with an ice jam?
Variable, but usually more than with a flash flood, which is the one advantage here. Jams build over hours to days, and conditions that produce them — a thaw following a hard freeze, rain on snowpack — are forecastable. The USGS gages and the webcam on this reach exist specifically to give that warning. If you're in the zone, knowing the gage reading at which your street takes water, and watching it during a thaw, is the single most useful habit you can develop.
Does being in a flood zone mean I shouldn't waterproof at all?
No — it means being clear about what you're buying. Plenty of Stockade and Scotia homes have routine groundwater problems every spring that have nothing to do with the river being out of its banks. Fixing that is worthwhile on its own terms. The mistake is buying a drainage system believing it addresses the flood risk, then discovering otherwise during a jam.
Will you tell me not to hire you?

If your basement only takes water when the river is up, the useful advice is elevate the mechanicals, fit a backwater valve, and talk to an insurance agent — and none of that is work we'd be doing.
